Selling Your Property in 4 Easy Steps


Listing Your Property for Sale: If only it were as easy to sell a home as finding an agent, and away you go. But it isn’t quite that simple. Christolynn Conveyancing services will help you find the right agent who will be best suited to list your property, gauge the local market, and advise on whether a private sale or auction is your best course of action to ensure you get the best result. 


We will also handle all the details with your agents, such as preparing a contract of sale, advising your financial institution of your intent to sell, and organising all necessary checks and paperwork. 

Accepting an Offer: Congratulations! An offer has been made on your home. Now begins the preparation for the transfer of property. Christolynn Conveyancing Services will work with your real estate agent to prepare for the buyer’s building inspection. We will assist in negotiating the final selling price and look into any additional conditions that need to be included in the sale contract. We will then aid in drawing up the contract and finalising the settlement.

Pre-Settlement: The settlement period is where Christolynn Conveyancing Services comes to the rescue, as most of the legal work happens now. We liaise with the buyer or their representative to ensure any outgoing costs, such as rates, are taken care of, that the deposit payment has been paid, and that the final payment will be received by the agreed settlement date. In addition, if you have an existing mortgage on the property, we can assist in arranging a discharge of mortgage application which needs to be done as soon as possible upon sale. 

Settlement: Depending on the contract, settlement can happen from 28 days to 120 after the sale of your property. Conveyancing documentation will be completed at this point, transferring of titles and money and any pre-settlement inspections will be completed before you hand over the keys to the new owner.
